couldn’t scare off their Annual MaintenanceTeam Training Meeting where the daily, weekly, monthly, quarterly and annualchecklists (which cover property inspection and preventative maintenance) werereviewed.&amp;nbsp; Emergency Red Books wereaudited and updated and pool logs were improved upon.&amp;nbsp; MSDS sheets and safety requirements were discussed and willbe further explored in a meeting at the end of the month.&amp;nbsp; All licenses were audited – Wildwoodrequires that all maintenance technicians maintain their current electricallicenses.&amp;nbsp; A gas compliance courseis to follow.&amp;nbsp; The MT’s have beencoming together like this year after year, some of them for over twenty-fiveyears!&amp;nbsp; The letter implies that only persons with an electrician or retail appliance installer license can make repairs to any electrical system on a pool, spa or fountain.  Wendy Wilson, General Counsel for the Texas Apartment Association has verified that this is an incorrect statement of the law and TDLR rules.&lt;br /&gt; &lt;br /&gt;The following is an excerpt from Ms. Wilson’s statement:&lt;br /&gt;“In fact, Section 1305.003(8) of the Texas Occupations Code clearly states that a person is exempt from licensing requirements and the statute does not apply to electrical work if: (A) performed by a person who does not engage in electrical work for the public; (B) performed by a person regularly employed as a maintenance person or maintenance electrician for a business; and (C) the electrical work does not involve the installation of electrical equipment during new construction as defined by rules adopted under Chapter 151, Tax Code.&lt;br /&gt; &lt;br /&gt;Many Condominium, HOA's, rental housing owners and apartment management companies employ maintenance personnel to perform maintenance activities on their properties, such as pool equipment repairs and maintenance, and, therefore, do not need to employ a licensed electrical or retail appliance installer. Jenark bought out AVGAR (our current provider) about three years ago and sets the standard for Homeowner Association software.  By upgrading to Jenark we will be able to meet Homeowner and Board demands by providing live detail of each homeowner account for their payments and covenant compliance.  Homeowners will be able to opt in to receive electronic communication for billing and other notifications.  This will result in big savings to our Associations by reducing the costs of copies, stationary and postage.  Compliance enforcement will be facilitated by smart phone technology and will include a picture of any violation that was noted.  Our Board members will have a portal as well to access financial activity.  Eventually they will be able to view vendor activity and see the status of payment processing.  As you can imagine the process is tedious; we want to ensure the conversion is seamless to our clients.  Our target for full implementation is the end of summer.&lt;br /&gt;&lt;br /&gt;AMLF TECHNOLOGY SEMINAR – Members of our Team attended the Association Management Leadership Forum in Houston last week.  Thanks to our technological team, Chris Bachman and Top Box Solutions, we are in step with current technological advances.  From the networking and knowledge gleaned, we are currently looking at other website providers who may be able to reduce costs to our HOAs.  If you do not have an Association Website, please consider this minimal investment.  It will improve communication to your members and will reduce costs to your Association.  We are broadening our communication to our Homeowners via Facebook, our Blog and Twitter.  With the Jenark software we will be able to utilize this form of communication as well.  Not to worry, we will know who prefers paper communication and they will not be left out.  &lt;br /&gt;&lt;br /&gt;SAFETY COMPLIANCE AND TRAINING - All common areas and swimming pools have been inspected.  Property Managers are working with our maintenance team and pool management services to ensure they are in full compliance by the time pools open for summer.  Marc Ross, a leading expert in pool compliance and safety will be conducting a seminar for our team in April.  &lt;br /&gt;&lt;br /&gt;Gas Pipeline Safety for our Condominium Associations - Jay Eichorn will be conducting a safety and compliance seminar for all team members working with properties that provide gas to their homeowners for cooking and heat.  Each member in attendance will be certified after completion of this course.  A few other updates include:&lt;br /&gt;&lt;br /&gt;• Next month welcomes back our Wildscapes Campaign, recognizing our homeowner with the most beautiful yard in each of our subdivisions each month.  This was wildly successful and well received by our homeowners last year and it sure did give us a thrill too!&lt;br /&gt;&lt;br /&gt;• Our Association Monthly Reports will soon be coming as an E-Board Report.  Thinking green, green, and green.&lt;br /&gt;&lt;br /&gt;• We have been able to reduce color copies costs to our clients due to a renegotiation with our copier provider. They are now the same cost as black and white.&lt;br /&gt;&lt;br /&gt;• We are continuing to look at the dynamics of our industry and want to develop innovative approaches to building community. In teaming with our HOA Board members and delving into our homeowners’ wish lists, we have identified new services to keep our Associations moving forward.  &lt;br /&gt;&lt;br /&gt;By popular demand, Home Care Services for our absentee condominium owners, and In Home Maintenance Services for all our homeowners are now available.  Home Care Services can include: house visits, watering plants, housekeeping services and even home repairs and maintenance. Our home maintenance services will provide our homeowners with a trusted and economical option for home improvements and repair.&lt;br /&gt; &lt;br /&gt;Our new Wild Scapes program (for our single-family home communities), in which we name “The Most Beautiful Yard of the Month,” has been particularly well received and so, we will institute this as a permanent fixture.  We have been thrilled to see how flattered our winners have been by the accolades and braggin’ rights.    &lt;br /&gt;&lt;br /&gt;You spoke; we listened!  For our condominium projects, in which the Association sub-meters utilities, we will now offer ACH withdrawal of the electricity payment, in addition to assessment fees.  We are currently creating this new system, which will begin operating in January of 2011. Should a homeowner choose to participate in the electricity ACH program, we will simply need a revised ACH form submitted to our office.&lt;br /&gt;   &lt;br /&gt;Improvements in electronic communication are also in gear for the new year.  We will offer the option to receive billing and general correspondence electronically.  The new software, which will allow for this alternative, should be fully implemented in Spring 2011.  This is not only a cost-saving measure, but also allows our homeowners to choose their preferred mode of communication.  &lt;br /&gt;&lt;br /&gt;We ask that you share additional ideas on how we can better serve you in 2011; we are always open to suggestions to better fulfill and exceed your expectations. And while we certainly never want a dissatisfied homeowner, we take pride in being able to turn them into satisfied homeowners.  We recognize that we can gain invaluable information from a legitimate complaint; this information allows us to refine our services and grow as a business.  We genuinely care when a homeowner is dissatisfied—we take their concerns very seriously and we strive to do all we can to resolve the situation. &lt;br /&gt;&lt;br /&gt;Most recently we were contacted by an elderly and disabled homeowner, who was none too pleased to receive a violation notice indicating that her trash receptacle had not been properly stored.  She explained that given her circumstances it was impossible for her to physically move the receptacle and that someone could not always assist with this matter immediately.  We understood reasonable accommodations must be made—while bylaws may be black and white the world is not.&lt;br /&gt;  &lt;br /&gt;We recognized this complaint was valid, but we also recognized that this went against the community standards, so we sought a solution that would be in the best interest of all parties.  We immediately removed the violation from the property and alerted our compliance staff to the situation, so as not to continue assigning violations to the property.  Then we thought to ourselves surely there must be some type of assistance for circumstances such as these.  After calls to the City of San Antonio and the Solid Waste Management Department, we learned of a collection assistance program, which allows for the City to enter an individuals’ property and retrieve garbage containers for disabled persons.  Not only did we take the liberty of ordering an application for this particular homeowner, but we requested a stack of applications to have on file, so as to assist any and all of our disabled homeowners in the future. &lt;br /&gt;&lt;br /&gt;This is but one example of what we can do to make a difference in the perception of HOA management. With some help from our friends at Armstrong, Vaughan and Associates, here are the basics: &lt;br /&gt;&lt;br /&gt;What exactly is an audit?&lt;br /&gt;A financial audit is an evaluation of the financial statements of an entity, which results in an independent opinion as to the accuracy and relevance of those statements and provides reliability to interested parties.  &lt;br /&gt;&lt;br /&gt;Why would my HOA need an audit?&lt;br /&gt;The Board of Directors for an Association has the responsibility to prepare, or have prepared, accurate financial statements for its members.  The Board also has to rely on these statements to adequately budget for assessments and future repairs.  Independent certified public accountants are frequently utilized to provide assurance on those financial statements; in fact, many bylaws actually require some level of assurance to be conducted annually.  There are three typical services available to Associations, depending on the level of assurance desired: compilations, reviews and audits.&lt;br /&gt;&lt;br /&gt;Compilation:&lt;br /&gt;A compilation involves gaining a general understanding of the Association’s business and bookkeeping system and presenting the Association’s information in the accepted proper financial statements.  While any obvious errors could be corrected, no assurance is given about the accuracy of the numbers presented.  A compilation will save money while still receiving complete financial statements.&lt;br /&gt;&lt;br /&gt;Review:&lt;br /&gt;A review involves a more in-depth understanding of the Association’s financials.  Trend analysis and analytical procedures are used to provide some level of assurance on the financial statements.  A review is significantly smaller in scope than an audit, but it allows the user of the financial statements to know that a professional has performed some analysis on the statements.&lt;br /&gt;&lt;br /&gt;Audit:&lt;br /&gt;An audit includes more testing of transactions and balances so that an opinion is offered as to whether financial statements are fairly presented, in conformity with generally accepted accounting principles and free of material misstatements.  Potential financial statement risks related to the Association are evaluated and specific tests to address those risks are created. &lt;br /&gt;&lt;br /&gt;If you would like more detailed information on audit services, please contact your respective Property Manager. Now hot off the presses, Community Associations’ Institute (CAI) has developed an estimate via reviews of census data, housing reports and state records to give us an intriguing snap-shot.&lt;br /&gt;&lt;br /&gt;Community Associations in Texas--&lt;br /&gt;&lt;br /&gt;State Population: 24.7 Million&lt;br /&gt;&lt;br /&gt;Estimated Number of Associations: 25,000–30,000 &lt;br /&gt;&lt;br /&gt;Estimated number of Housing Units: 1.9 million&lt;br /&gt;&lt;br /&gt;Estimated Condo Units: 750,000&lt;br /&gt;&lt;br /&gt;Estimate Homes in HOAs: 1.2 million&lt;br /&gt;&lt;br /&gt;Estimated number of residents living in a community association: 4.8 million&lt;br /&gt;&lt;br /&gt;So, how do the 4.8 million residents (1 in every 5 Texans!) benefit from their HOA? While this ant may be small, it can cause significant damage.  &lt;br /&gt;&lt;br /&gt;Last year these ants were discovered in the Central San Antonio area, but they were first spotted near Houston in 2002.  Since that time, a substantial number have been found in the electronics of the Johnson Space Center, as well as other electrical systems in the area.  It is for this reason that we must act fast when we spot these ants in our neighborhood.  &lt;br /&gt;&lt;br /&gt;While the Rasberry Crazy Ant does not technically sting, it can bite and harm our backyard pets.  They can spread very fast and are, unfortunately, quite expensive to treat, as solutions can only be applied by a licensed professional familiar with Rasberry Crazy Ants.  Though the ants are attracted by the same store-bought solutions as fire ants, the products are ineffective on the Rasberry Crazy Ant.  &lt;br /&gt;&lt;br /&gt;August is a prime month for the spreading of these ants, as their population is now increasing exponentially.  The best means of prevention are to be aware, so please keep in mind the following tips from Texas Parks and wildlife and AgriLIFE Extension:   &lt;br /&gt;&lt;br /&gt;-These ants infest almost any container or material: potted plants, mulch, garbage, yard debris, bags, loads of compost, bales of hay, etc.  (And we move these items by car, truck and air frequently!) &lt;br /&gt;&lt;br /&gt;-Avoid bringing anything into your yard or home that seems to be infested with ants, because you never know! &lt;br /&gt;&lt;br /&gt;-If you believe you have Rasberry Crazy Ants, practice sanitation in the landscape and home by avoiding clutter and debris in the yard, removing items that are piled up along the building, and taking care to not spread the ants. &lt;br /&gt;&lt;br /&gt;-Get suspicious ants identified by the Bexar County Extension Entomologist, Molly Keck, (210-467-6575).  &lt;br /&gt; &lt;br /&gt;***Please also inform your Property Manager here at Wildwood if you think you may have a Rasberry Crazy Ant infestation. The Association actually serves to protect property values and functions as a housing management or service-delivery organization.  It provides 3 main types of services to all residents:&lt;br /&gt;&lt;br /&gt;• Community Services – this can include trash collection, publishing newsletters, orienting new homeowners, holding community wide informational sessions, and scheduling recreational and social functions.&lt;br /&gt;&lt;br /&gt;• Governance Services – this includes ensuring that the residents are complying with the rules and regulations as set forth by the documents as well as local, state and federal statutes.  It also includes administering design review polices and recruiting new leaders.&lt;br /&gt;&lt;br /&gt;• Business  Services – this includes running the property efficiently, competitively bidding maintenance work, wisely investing reserve funds, developing long range plans, and equitably and efficiently collecting assessments.&lt;br /&gt;&lt;br /&gt;Providing these services requires excellent management, strong planning and organization, and carefully monitoring the Association’s affairs. However, the Association is a technically a business and should be run as such.  Sometimes a fee increase is the best way to keep the community healthy; and sometimes, it is simply unavoidable.  Costs are always going up, so revenues have to keep up with the expanding demands.&lt;br /&gt;&lt;br /&gt;Here are some of the reactions you can expect to accompany a fee increase:&lt;br /&gt;&lt;br /&gt;• “I can’t afford the increase.”  All of the homeowners are in this together and as such need to be willing to share in the costs.  Remember, as a homeowner you signed up for Association financial obligations.  If the Association does not maintain its property, real estate values are likely to decline.&lt;br /&gt;&lt;br /&gt;• “I probably won’t be living here 15 years when the streets need repaving and the roofs need to be repaired.  Why should I have to pay now?”  This is “short-timer” logic.  The problem with thinking that way is that is that the homeowner is not considering the amenities that they are currently benefiting from: use of the pool, streets, and other common amenities.  It is also important that a healthy reserve is maintained for emergencies.  Everyone in the community is responsible.&lt;br /&gt;&lt;br /&gt;• “Why don’t we just have a special assessment for a particular project?”  Collecting money when suddenly informed can be difficult.  In fact it can be more of a strain on the family budget.  It is more efficient to collect monies gradually, so that funds are there when you need them. Be prepared to spend at least several hours per month and maybe even per week to tend to Association business.  Not only are there regular Board meetings, you will also be responsible for email communication as well as special meetings outside of the normal schedule.  You will also need time to spend helping to give direction to your management team.  During budget season, there are additional demands as well.&lt;br /&gt;&lt;br /&gt;• Can I make the tough decisions?  Serving on the Board should not be a popularity contest.  The goal here is to take care of the business of the Association; and the Association should be run like a business.  This includes but is not limited to budget decisions, developing and enforcing policies, and may include approving improvements for the community.&lt;br /&gt;&lt;br /&gt;• Will I have any fun?  It isn’t all about policies and tough decisions.  Board members need to act as business people and step out of their circle of friends and family and consider the greater good of the community, both in the short term and the long term.&lt;br /&gt;&lt;br /&gt;Though being a Board member can be demanding and sometimes frustrating, it can also be a very rewarding experience.   Volunteering your time for your community can be a true honor. Common area messes require extra attention from maintenance staff, which translates into additional costs to the Association.&lt;br /&gt;&lt;br /&gt;• Go easy on the landscaping.  There is a price tag on every bush, plant, and flower.  There are of course labor expenses to replace them, so be kind and tread softly.  Also, if you can spare a few moments this spring and summer, water them a bit!&lt;br /&gt;&lt;br /&gt;• Be sweet to the carpet in the common areas.  Pick up your bike rather rolling it, put out your cigarette prior to entering the hallway, and wipe off your feet prior to entering. When the manager doesn’t meet those expectations, residents naturally are unhappy.  Since we want you to be happy, we are offering a few clarifications to help you understand what the manager does.&lt;br /&gt;&lt;br /&gt;• The manager is trained to deal with conflict, but he or she will not get involved in the quarrels you might be having with your neighbor.  However, if association rules are being violated, the manager is the right person to call.&lt;br /&gt;• While the manager works closely with the Board, he or she is an advisor – NOT a member of the Board.  Also, the manager is not your advocate with or conduit to the Board.  If you have a concern, send a letter or email directly to the Board.&lt;br /&gt;• Managers are very busy people, what with managing projects, staying up on delinquencies, working with attorneys, overseeing vendors, keeping the property in compliance and satisfying the Board.  So if you need to meet with a manager, make an appointment, that way you have their full attention and are not surprising them with your call or visit.  Let them be prepared for you and your concerns.&lt;br /&gt;• The manager is always happy to answer questions, but he or she is not the information officer.  Use your resources like the association website or newsletter for general questions.&lt;br /&gt;• The manager is responsible for monitoring contractor’s performance, but not supervising them.  Contractors are responsible for supervising their own personnel.  If you have a problem with a contractor, notify the manager, who will forward your concerns to the Board.  The Board will determine how to proceed under the terms of the contract.&lt;br /&gt;• The manager inspects the community regularly, but even an experienced manager won’t catch everything.  Your help is essential.  If you know about a potential maintenance issue, report it to the manager.&lt;br /&gt;• The manager does not set policy.  If you disagree with a policy or rule, you’ll get better results from sending a letter or email to the Board than arguing it out with the manager.&lt;br /&gt;• The manager has a broad range of expertise, but her or she is not a consultant to the residents.  Neither is he or she an engineer, architect, attorney, or accountant. Actually, assessments have nothing to do with property values, and high assessments will not turn off potential buyers – if they’re educated buyers.  Our assessment may be higher – or lower – than a neighboring community depending on many factors.  Are we providing more services?  Is our property older?  What utilities are included in the assessment or do we have more homes?  Is there a swimming pool?  How many staff members are employed?  The more important question is what value are residents getting for their money?  A low assessment should as much of a red flag as one that appears too high.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;We have too many renters&lt;/strong&gt;&lt;br /&gt;False.  Lenders are required to charge higher rates for loans or deny a loan for homes in associations with renter-owner ratios that exceed a certain percentage.  But that doesn’t mean renters affect property values.  Our association board sees renters as owners-in-training who aren’t ready to purchase their homes yet.  In fact, renters have all the same rights to enjoy our community as owners – except voting or holding office.  &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Community living is carefree&lt;/strong&gt;&lt;br /&gt;True and false.  Association living is maintenance free – leaving maintenance decisions to a board – not entirely care free.  Residents need to care about their community and recognize that common interest living involves service and commitment.  Good maintenance increases curb appeal which helps sales and may help property values.  However, without committed residents to serve on the board and in other positions, maintenance and curb appeal are quick to suffer.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Architectural and aesthetic uniformity are necessary to protect property values&lt;/strong&gt;&lt;br /&gt;False.  The board’s objective is to maintain standards rather than ensure uniformity. If so, read on for some tips to help keep your pet (and your neighbors’ sanity) in check.&lt;br /&gt;(1)   Confinement:  Dogs are descendants of wolves, and as such their natural environment lent to cave dwelling.  Dogs find a great deal of comfort in a confined “cave” of their own.  Sometimes simply bringing an outspoken little one indoors or confining it to a crate can cut down on the disturbance to neighbors.&lt;br /&gt;(2)   Citronella Collars:  A humane alternative to the electric shock, this anti-barking collar is affordable and effective.  Check them out on the web and at your local pet store.&lt;br /&gt;(3)   Reduce Stimulus:  Close your drapes to help keep out street noise, or leave on a radio to mask it.  Disconnect telephones and doorbells before leaving your home if they upset your dog or make it bark.&lt;br /&gt;(4)   Companionship:  Dogs are pack animals; they need companionship.  A cat, bird, or another dog might be an option. The Association has a duty to ensure that the community stays uniform and well maintained to keep property values at their maximum level. Consider the following groups and see if they sound familiar . . .&lt;br /&gt;&lt;br /&gt;“Matures”:  The Matures were born between 1920 and 1945.  You know them as the veterans of the World and Korean Wars, and the as the “Silent Generation.”  They’re about sacrifice; they have lived through the Great Depression, and they still reuse aluminum foil and paper bags.  They believe a rule is a rule, and MUST be adhered to.  They believe change is good, so long as it is the change they envisioned.  The Matures defined the world in which we live for many years, but now they have to make room for the Baby Boomers.&lt;br /&gt;&lt;br /&gt;“Baby Boomers”:  Baby Boomers were born between 1945 and 1964; with approximately 77 million in number, they are workaholics who believe in teamwork, democracy, and loyalty.  They believe rules are made to be broken.  They foster the concept of “built to last” and value “meaningful work.”  The Baby Boomers will occupy the White House until approximately 2030.&lt;br /&gt;&lt;br /&gt;“Generation X”:  Generation X’ers were born between 1965 and 1977.  This group grew up with both parents working.  They question their parents’ values, and they believe jobs and housing are disposable.&lt;br /&gt;&lt;br /&gt;“Generation Y”:  Generation Y’ers were born between 1977 and 2000.  They have always known the internet, laptops, and cell phones.  Cars have always had CD players and air bags, weather reports have always been available 24 hours a day, and genetic testing and DNA screening have always existed.  This generation chooses to focus on its individual choices, goals, and the future.&lt;br /&gt;&lt;br /&gt;No matter which group you fall into, it is important to remember the others, as they too are a part of your community. To help the Board attend to all of the matters at hand, plan to keep your remarks within a 5 minute limit so that all the other business may be addressed.  This doesn’t mean that big issues can’t be presented, but if it is a big enough concern it can be added to the next meeting’s agenda.&lt;br /&gt;(5)    Don’t expect immediate response – it takes a village sometimes to keep the machine working smoothly.  One person is not making decisions alone; they must confer, plan, and then act (sometimes requiring a vote).  It is likely that you will not receive a response until after the Board has had a chance to go through the process, so please be patient.&lt;br /&gt;(6)   If you need information, call the manager – homeowner forums are to share opinions or concerns with the Board.  Status reports can be obtained from management any day of the week, and should not be requested at meetings, as this will only extend their duration.&lt;br /&gt;&lt;br /&gt;Your Board loves to hear from you and appreciates an active homeowner. We prefer to plan and set the funds aside now. Reserve funds aren’t an extra expense—they just spread out expenses more evenly. There are other important reasons we put association monies into reserves every month:&lt;br /&gt; &lt;br /&gt;1. Reserve funds meet legal, fiduciary, and professional requirements. A replacement fund may be required by:&lt;br /&gt;       i Any secondary mortgage market in which the association participates (e.g., Fannie Mae, Freddie Mac, FHA, VA).&lt;br /&gt;       ii State statutes, regulations, or court decisions.&lt;br /&gt;       iii The community’s governing documents.&lt;br /&gt;2. Reserve funds provide for major repairs and replacements that we know will be necessary at some point in time. Although a roof may be replaced when it is 25 years old, every owner who lives under or around it should share its replacement costs.&lt;br /&gt;3. Reserve funds minimize the need for special assessments or borrowing. For most association members, this is the most important reason.&lt;br /&gt;4. Reserve funds enhance resale values. Lenders and real estate agents are aware of the ramifications for new buyers if the reserves are inadequate. Many states require associations to disclose the amounts in their reserve funds to prospective purchasers.&lt;br /&gt;5. A common one is, “to protect, preserve and enhance the property (and its value)”.&lt;br /&gt;(3)   Setting goals – These should be definite and measurable so that you can gauge progress.&lt;br /&gt;(4)   Deciding how to meet those goals – Should you create a committee?  How should you allocate your resources?  Should new resources be sought to achieve your goals?&lt;br /&gt;(5)   Develop a plan of action – Each step will require a specific plan of action.  For example: if a committee is needed, who will serve, what tasks will be assigned, and when will the results be needed?&lt;br /&gt;(6)   Monitoring and updating the plan – The strategic plan will be reviewed regularly. The dreaded/beloved budget season: a time for evaluating and then reevaluating (and then reevaluating) the numbers. Many associations opt to have a budget committee, solely dedicated to making the magic happen.  For an entire year, all income and expenses will be rigorously compared to the budget, so it is best make that darn thing as accurate (and fiscally responsible) as humanly possible. A lockbox is a secure processing center where all of your assessments and utility payments are received. A computer reads the coupon and reads the check. Then, that computer sends Wildwood a file to download into our software system that posts payments to all of the individual homeowner accounts.  The monies are deposited directly into the Association's operating accounts. So we sent out a survey to those who came and even those that didn’t to find out what was excellent, what was not so excellent, and what we could do better for the future.&lt;br /&gt;&lt;br /&gt;The consensus was our Board Presidents took home some great knowledge and especially had a good lunch! What we learned for next time around was that we should shoot for an afternoon/evening event for maximum attendance. Last week the leading maintenance technicians were charged with the duty of inspecting the entire property and ensuring that it is in compliance.  While the maintenance technicians keep daily, weekly, monthly, and quarterly inspection checklists, the annual checklist takes it to a whole new level.  The office areas, property fire protection, sidewalks and ramps, swimming pool area, chemical hazards, shops and storage areas, and common areas and grounds are all inspected to ensure that the property is in tip-top condition from a safety standpoint.  The findings will be summarized and reported to the Property Managers so that they are aware and proactive in any areas that may need attention. With the help of CreativeLink, we have been designing websites for our clients that are a true plethora of information. The sites contain upcoming events, news feeds, frequently asked questions, a resident directory, all of the important documents, financials, meeting minutes, photo albums, an area to submit an issue, and important contact information for the Board and its manager. We have found these to be an incredible tool in helping to keep communities connected. To view the sites in their entirety, you must be a homeowner and register for access to the site. They watched videos, completed handouts, and brushed up on the most common workplace injuries, so that they can avoid them! It was great to have all the guys (and a couple of girls too!) together.
